Respecting Urban patterns strengthens our communities and drives the success of commerce on a local level. The Memphis, planned for the corner of Park Boulevard and Robinson Avenue in the North Park area of San Diego will occupy the site of a oil & lube shop next to an Egyptian Revival District. The provision of retail on Park Avenue helps to pull both ends of this retail strip together, while the 16 units of residential, which are positioned above street level, responds to the specific edge conditions that have developed over the years. The residential units have a private, secure entry courtyard, but address the street as well. Parking is provided and local requirements met, but it's impact on the pedestrian experience is minimized. San Diegans needs to embrace a more dense core that can be achieved through infill development. It saves energy, lowers pollution levels and provides a more vibrant culture for everyone to enjoy.
